  1. What is the Missouri FAIR Plan?

    The Missouri FAIR Plan offers property insurance to qualified applicants in Missouri who are unable to buy insurance through the standard insurance market for reasons beyond their control. The FAIR Plan may be an answer for responsible property owners or homeowners who are having a problem obtaining property insurance in the standard market. Many insureds use the FAIR Plan as a temporary market for a year or two until they qualify for coverage in the standard market.

  2. What coverages are offered?

    The FAIR Plan offers Dwelling Property (both owner and tenant occupied, and also vacant), Sinkhole coverage on Dwellings, Commercial Property, and Farm Property. They provide actual cash value coverage for damages or loss from a variety of perils such as fire, lightning, wind, hail, riot or civil commotion, aircraft, vehicles, smoke, vandalism and malicious mischief. Theft coverage may be added to a dwelling as a separate content item.

  3. Does the FAIR Plan offer earthquake coverage?

    No

  4. Does the FAIR Plan write foreclosed properties?

    No

  5. Does the FAIR Plan write vacant properties?

    We will consider a vacant dwelling as long as we determine the property is being satisfactorily maintained and monitored, the utilities are functioning, and the property taxes are current. We will ask for more information about the properties and have a minimum deductible of $1,000 and will not offer the Vandalism and Malicious Mischief Coverage. We will insure a qualified property for a year to give the owner some time to make it an active property.

  6. How much insurance should I buy?

    The amount of coverage you should buy depends on the cost and market value of your property, and the value of your contents. Please note we do not offer replacement cost coverage so you should only buy enough coverage to protect the market value of your property should it be damaged or destroyed. Your producer can help you determine how much coverage you need.

  7. Does the FAIR Plan have maximum limits of coverage?

    The total limit on a dwelling and sinkhole is $200,000 total insurance (building and contents). The limit on the optional theft endorsement is $25,000. We will insure commercial and farm properties up to $1,000,000 (building and contents).

  8. How do I apply?

    Contact any licensed Missouri producer or insurance agent. If they do not have an account with us they contact us and easily get one. They will help you decide whether you can get coverage elsewhere or qualify for the FAIR Plan. They can help you complete an application for insurance. If you have any questions, contact the FAIR Plan’s customer service department at 314-421-0170. We can also refer you to a producer in your area or one of our partners that are familiar with our coverages and processes.

  9. Do I need an agent or producer?

    Yes, all our policies are placed through Missouri licensed agents and producers, who will work for the insured to ensure that coverage is not available somewhere else and that if placed with us you have the proper coverage.

  10. What are the FAIR Plan’s Underwriting Standards?

    We try and be reasonable with our underwriting standards since we realize you have applied with us since you cannot get coverage in the standard market. Here is list of some of the possible conditions that could however make your property ineligible for a policy: or subject to surcharges.

    1. Property that is in a severe state of disrepair
    2. Property with significant unrepaired damage due to prior losses
    3. Property where the applicant has had an unsatisfactory loss history
    4. Any risk having characteristics of occupancy or ownership that may be in violation of law or public policy
    5. Property with unsafe heating arrangements such as:
      1. Seriously rusted or deteriorated equipment
      2. Deteriorated chimneys and vents, including from furnaces to chimneys
      3. Improper use of space heaters, solid, liquid, or gas with insufficient clearance or combustibles
      4. No Central Heating
    6. Unsafe electric wiring, such as:
      1. Exposed or frayed wires
      2. Improperly spliced wires
      3. Overloaded circuits
      4. Fuseboxes and certain circuit breaker boxes
    7. Poor housekeeping (accumulated trash, debris, or garbage)
  11. Will my property be inspected if I apply for insurance?

    We conduct full interior and exterior inspections on properties after a premium quote is accepted and the first payment is made. Once the inspection is complete, we will let you know if any conditions need to be corrected to continue with the coverage as it was written. We will then conduct inspections at least every four years thereafter to make sure the property is being properly maintained and still qualifies for coverage.

  12. Do I have to pay my premium all at once?

    No. You do have the option to pay all upfront or we have a three-pay option where you pay 40% upfront and then two installments of 30%. The installment plan does add a $5 installment processing fee per payment. You can make a payment here.
